Stigmatized Properties

 

The two types of stigmas associated with real estate are psychological and physical. 

 

Physical stigmas refer to things like being near a cell tower or train station.  With the exception of harmful frequencies, such as the cell tower example, most physical stigmas wouldn’t cause harmful energetic residue in a space.  However, if an occupant had an unusually negative attitude about a physical stigma, their attitude would add to negative psychological energy. 

 

Psychological Stigma's

 

A property that’s had a death or a prior owner with an unsavory past is classified as having a “Psychological” stigma.  Stronger emotions and events result in more significant energetic imprints in a space.  Most realtors will advise that the property is listed for less and recommend that you disclose it- many states legally require it.

 

A stigmatized property takes a real estate agent much longer to appraise.   "There’s a great deal of research involved," says Beaumont. "Basically, an appraiser starts by trying to find a similar home where a crime or event has occurred and see how that has affected the sale." [1]

 

How to effectively  handle a stigmatized property...
